Foundation Work You Can Request

Each type of work below has its own page with typical costs, the usual process and questions to ask. We explain the work; we do not perform it. Send us a request and we will set up a visit with one local foundation specialist, who decides what the house needs.

  • Foundation repair. The broad category: steel or concrete piers, shimming, drainage changes and the City permit and registration questions that come with them.
  • Slab foundation repair. For houses built on a concrete slab poured at ground level, where an edge or corner has settled or a pipe under the slab may be leaking.
  • Pier and beam foundation repair. For raised homes with a crawl space, including older houses and lake cabins, where piers, shims, sills or beams need attention.
  • Foundation crack repair. Sealing or injecting cracks, plus a look at whether the crack is a symptom of movement elsewhere.
  • House leveling. Lifting a house back toward level, and raising sunken patios or walks with mudjacking or polyjacking.

Narrow Down the Right Service

Start with your foundation type. If the floor sits close to the ground and you see no crawl space vents around the base, the house is most likely slab on grade. If there is a skirt or vents around the base and a space underneath, it is likely pier and beam.

Next, think about what you see. A single crack with nothing else changing may only need sealing. Cracks plus sticking doors, sloping floors or gaps at the trim usually point to movement, which is a job for piers or leveling. Puddles near the walls or a sudden jump in the water bill suggest the problem may start with drainage or plumbing, which can push the soil around the slab.
