Raising Sunken Floors Back to Level

House leveling lifts the low parts of a home back toward an even plane, then supports them so they stay there. In New Braunfels, TX, the Comal County seat that also reaches into Guadalupe County, the ground changes across town. West of the Balcones fault line, many homes rest on thin, rocky soil over limestone; to the east, dark expansive clay swells and shrinks with the weather.

On a slab-on-grade home, leveling usually means piers under the low section and hydraulic jacks to raise it. On a pier-and-beam home, the work happens in the crawl space: resetting or adding piers, replacing worn shims, sometimes swapping a rotted beam.

Issues a Pro Addresses With House Leveling

  • Sloping floors. A marble that rolls across the room can trace back to a settled corner, which the company maps with an elevation survey.
  • Doors and windows that bind. Frames racked out of square often come back into line once the floor is level.
  • Sagging crawl-space floors. Crushed shims or sunken piers let a floor sag; new piers, steel shims or beam work bring it back up.
  • Settled slab edges. Perimeter sections that dropped as the clay dried can be lifted on piers pushed down to firmer ground.

What Moves the Price of House Leveling

Pier count drives most of a leveling bill, then foundation type, access and any plumbing or drainage work. These national ranges come from home-cost websites; none is our price or a quote from a New Braunfels company.

From Inspection to Finished House Leveling

  1. Elevation survey. The foundation company's inspector maps high and low points with a laser level or manometer; ask beforehand whether that visit carries a charge.
  2. Find the cause. Gutters, grading, nearby trees and possible plumbing leaks get a look, since each can keep soil moving.
  3. Written plan. It should list the number, type and location of piers, any shim or beam work, drainage changes and warranty terms. Ask whether a professional engineer will evaluate the home or seal the plan.
  4. Permit and paperwork. Inside city limits, foundation repair needs a City permit and a contractor registered with the City. Ask who pulls the permit, and request proof of registration and a liability insurance certificate.
  5. Lift and support. The house is raised in small steps, the supports are locked in, and a final survey records where the floors ended up.

Why Small Movement Becomes Big Repairs

A lift without a fix for the water around the house may not hold. The National Weather Service logged 18.85 inches at one gauge near town during a single week in early July 2002. At the other extreme, by May 2025 the aquifer had sunk to its lowest point since 1990, pushing the San Antonio Pool into Stage 5 (Edwards Aquifer Authority). Downpours that follow a long dry stretch make clay swell quickly.

So the cheaper fixes count: downspout extensions, soil regraded to fall away from the house, even watering near the foundation in dry months, and a plumbing test to rule out a hidden leak.

Quick Answers on House Leveling

Is house leveling the same as foundation repair?

Leveling is one part of it. Foundation repair runs from sealing cracks to drainage changes; leveling is the lift itself, raising settled sections and setting supports under them, so both terms often appear on one estimate.

Can a pier-and-beam house be leveled without new piers?

Sometimes. If the existing piers are sound, a company may only replace crushed or rotted shims and adjust the floor. Sunken piers or a sagging beam take more work. The crawl-space inspection decides which applies.

Will the house stay level after the work?

No company can promise the soil will never move again. Deep piers and good drainage lower the odds of new settling, and a written warranty spells out what happens if it does; check whether it transfers when you sell.

Can I cancel if I sign at my kitchen table?

Often. When a contract is signed at your home after a personal sales visit, Texas usually lets you back out until midnight of the third business day. Exceptions exist, so find the cancellation notice in the paperwork before work starts.
